DEMAX NIABI is located on Elia Hill, on Niabi Street — one of the city’s distinctive topographical locations, offering panoramic views of Old Tbilisi and its historic urban fabric.
The project is a contemporary residential-hotel complex, whose architectural concept is based on dynamic horizontal forms, open terraces, and spatial solutions integrated with the natural environment. The building composition creates layered visual connections with the surrounding landscape and city views.
The six-storey complex is designed so that most residential units and apartments enjoy direct views of Old Tbilisi.
The project is carefully adapted to the existing terrain, ensuring that its roof level does not exceed the ground elevation of the private residential yards located behind it. This approach allows all of these homes to maintain unobstructed views of Old Tbilisi.
